St Joseph’s Convent – Breathing new life into a disused convent building
Brief
In 2017 our client Northminster Ltd purchased two disused Grade II Listed buildings and a redundant corner of kitchen garden at the former St. Joseph’s Convent in York. The parcel of land was left over after a larger conversion for student accommodation. The original developer could not make the site commercially viable.
Idea
Convert the two Listed buildings sensitively into 10 apartments, add four new-build, one- bedroom houses in the grounds to form a pair of planted courtyards between.

- Sensitive restoration, conversion and extension of existing buildings, balancing retention of key features with modern regulations.
- High-performance, affordable, modern new houses placed within the garden walls forming private and communal garden spaces with the backdrop of the former convent buildings.
- Communal walled gardens form spaces for chance meetings and growing herbs and vegetables, reflecting the original use of this part of the site as the nuns’ kitchen garden.
- Commercial viability achieved with the addition of the new houses to balance the expensive conversion costs of the Listed buildings.
