We have a number of builders that we know and trust to take on the building work. We can manage a full tender process and guide you through the whole appointment process, or simply match you to the right builder and make an introduction.
We’re always open and honest about our fees. It does vary according to the scale of the project, but we would give you a clear breakdown once we have met you and understood the scope of the project. We use fixed fees wherever possible so you can plan the finances with some certainty.
It is important to talk about budget openly right from the start. We will use our experience to guide you right from the first meeting. We’ll include estimated costs in our initial designs and check detailed costs in the tender stages. We monitor national databases and use up to date pricing software to check throughout the process.
We can help monitor the work on site, administer a contract between you and the builder or simply visit when you need us. Sometimes a simple phone call is all that’s needed for reassurance, but we’ll always be available to help if you need us.
There will likely be fees for any planning application, a structural engineer and building control. Sometimes a Party Wall Surveyor, Arboriculturist or other specialists may be required, we will guide you and help you find the right people if you need them.
The first design process should happen in a few weeks, but a planning application can take a few months and will vary. The length of time work is on site will be down to the size of the project, but a typical ground floor extension is usually 3-4 months. We can guide you on what to expect at the early stages of design.
We have lots of experience dealing with the planners and will suggest the best strategy to determine the application within the quickest timescales achievable. We will guide you on your chances of success before you make an application and will negotiate on your behalf with the planning officer.
There are lots of ways to improve the way your house performs from an energy perspective. We can undertake detailed thermal analysis and report with recommendations for simple, economical fixes up to whole house retrofit proposals.
The majority of our projects are in and around Leeds, Harrogate and York simply because most of our work comes through personal recommendation. We are happy to travel and work in London on a regular basis. We have also completed projects in Plymouth, Scotland and Ireland.
